SMCC’s principal business is the financing of income properties secured by retail, office, industrial and multi-unit residential buildings together with CMHC insured projects on rental properties. We have also financed many retirement and long term care facilities and not-for-profit projects. Our network of institutional and pension fund mortgage lending sources has been built over many years. Our daily involvement in the mortgage market ensures that we can provide our borrower clients with sound, timely advice and a clear financing strategy to assist in realizing the borrower’s objectives.

Multi-Unit Rental Apartments
A significant part of our business volume is focused on the financing of multi-unit rental apartments and townhouse developments. We can respond quickly to requests for financing proposals involving time sensitive real estate purchase deadlines. We routinely provide an analysis comparing the terms and proceeds likely from conventional financing versus CMHC insured options.
Retirement/Long Term Care Facilities
SMCC is familiar with the healthcare sector and has financed numerous retirement and long term care facilities using both conventional and CMHC insured mortgages. We have arranged construction and mezzanine financing as well as permanent, long term mortgage debt.
Affordable & Non-Profit Housing
SMCC has extensive experience in assisting with the financing of affordable housing and not-for-profit projects. We are actively involved in the Canada-Ontario Affordable Housing Program and also have experience with programs supporting Aboriginal Housing.
Medical Offices
Financing medical office buildings requires a degree of specialist knowledge given the dynamics of the tenant base and the interplay between doctor practitioners, specialists, ancillary medical services, pharmacy and parking income. SMCC has financed a number of medical centres involving construction, permanent and secondary debt.
Consulting Assignments
We provide objective advice to governments, institutions and private corporations in many areas relating to mortgage investment and industry related issues. Reports have included advice on the disposition of mortgage assets, effective borrowing strategies and specific portfolio related advice addressing risk management and the enhancement of investment returns. We also provide on-going advice to clients who wish to retain us as an extension of their existing investment team in areas relating to real estate finance.
Portfolio Sales & Purchases
SMCC has completed the sale or purchase of mortgage portfolios totalling over $550 million on behalf of investor clients. SMCC has assisted with the analysis and valuation of mortgage assets in conjunction with its client.
